It was a special concern for the owners and builders to create a holiday home consisting of natural materials such as stone and wood, but at the same time meeting the expectations of a modern lifestyle, exclusivity and comfort.

With the use of stone in the outdoor area and natural stone for the sun terrace and the covered terrace at the house, they have fulfilled this claim in itself and for all visitors.

The privately owned property is surrounded by a small natural stone house or cypresses and offers a carefree play area for children.

On the wonderfully comfortable deckchairs or playgrounds, you can finally devote yourself to the reading of a good book or find time to talk with friends.

The beautiful private swimming pool with a varying depth between 1,20 and 1,40 m is ideal for cooling off both the young and old.

The sauna, which is on the ground floor of the house, along with the pool and outdoor shower are equally pleasant alternatives for cooling off! In addition to the sauna, on the ground floor are the shared common areas such as kitchen and living room.

The only further enclosed space is one of the 4 bedrooms with en-suite bathroom which leads out to the garden.

The common living and dining area is characterised by large-size tiles in a gray-brown tone, which gently adjoins the cream-coloured walls and the comfortable sofa area.

This design, with earthy colours, corresponds to the character of the house, the vibrant colours of contemporary art on the walls set colourful, friendly accents.

Naturalness and comfort also offers comfortable rooms for the visitors, to create communal spaces while at the same time preserving the need for privacy.

A particularly communal space is the open kitchen with dining area.

In this open area there is a white country kitchen (fridge / freezer, cooker at an accessible level, separate cooking platers in the wood worktop, dishwasher, water cooker, coffee maker, microwave, toaster and much more).

On the dark dining table with the comfortable dining chairs in braided optics there is also a babies high chair.

From the open entrance, we now reach the upper floor, this fulfills the desire for the already quoted privacy. 3 beautifully designed bedrooms, comfortable wood flooring with ample space, air conditioning, LCD TV and 2 other modern shower baths promise relaxing sleep and tranquillity.

Another really nicely designed living area is the covered terrace.

There is a festive barbecue for wonderful BBQ evenings; where later the grill can also be used as a fireplace.

At the large dining table, all the guests are accommodated.

Enjoy a good glass of Istrian red or white wine with friends. In whatever combination you travel, the villa offers 2 friendly families the same comfort as a colourful group of friends or couples who want to spend the holiday together.

There is ample car parking on the property.

The villa is only 30 km from Pula Airport, a rental car is an ideal item to explore the great surroundings of Istria.

Enjoy on your excursions in the charming natural area with partial almost mythological landscape, rich natural sights and spectacular views.

Visit the surrounding historical places like Barban, Pazin, Svetvinčenat or Motovun.

All roads lead to Žminj - so it is said in Istria, the pretty village, only 8 km away, is the central intersection of all roads, so that the villa and all the sights are easily accessible from here.

You can even attend the theatre or jazz festivals in front of a historic setting or visit an authentic Village festival.

The pleasures of the Istrian cuisine are varied and reminiscent.
